Mike E. Kraus provides operational oversight on KMI projects. He has over thirty years of experience in the construction and project management of numerous and varied projects. This experience has included Hotel and Resort development, site work, roadway projects, water and wastewater treatment facilities, utility distribution and collections systems, dredge containment facilities, building construction, plus major new landfill and landfill closure projects. Mr. Kraus has demonstrated experience in the construction engineering and management of inspection efforts of complex projects, contract negotiations, claims analysis, avoidance and resolution of construction disputes. Some of his key projects include Marriott’s Frenchman’s Cove, Peter Island Resort, Shore Club Resort, Universal Studios Expansion, Orlando-Orange Expressway Authority and a variety of other projects. Mr. Kraus is a licensed professional engineer in the states/territories of Maryland, Florida and the United States Virgin Islands. He is a graduate of the University of Maryland with a Bachelor of Science in Civil Engineering. |

John Manning provides financial and consulting services oversight for KMI. He has over thirty years of experience in the engineering, construction and real estate industry. This experience includes project management of the design and construction processes on a variety of projects including resort hotels, parking structures, infrastructure, area development, condominium development and office development. His experience encompasses all phases of development from project feasibility analysis, project representation at planning and zoning, budget development, design services procurement, design management, cost estimating, scheduling, value engineering, construction bid and award management, real estate appraising, site design, due diligence studies, minor structural design, program/project/construction management to claim mitigation/analysis. Mr. Manning provides proven leadership capabilities on large projects, from concept to completion, requiring the organization of successful project teams from multiple companies. Some of his key projects include EPCOT Monorail, Universals Portofino Bay Hotel, Universal Studios Expansion, Ritz-Carlton Hotel and Club in St. Thomas, Signature Flight Support and a variety of other projects. He is a graduate of Texas A&M University with a Bachelor of Science in Civil Engineering and the University of Florida with a Masters in Civil Engineer and Construction Management. Mr. Manning holds licenses as a professional engineer in New York and Florida, a general contractor in Florida and the United States Virgin Islands and a general real estate appraiser in Florida. He is also a Certified Construction Manager (CCM) by the Construction Management Association of America and a member of the AACE International and the Project Management Institute. |

Annette Knopp provides day to day management of KMI financials and contracts. She has over 25 years of diverse office experience in the construction industry. This experience includes managing corporate and project cost systems, developing and issuing contracts, tracking risk management issues, coordination of project documentation in computerized systems and managing the various logs required to successfully complete a project. |

William R. (Ray) Carroll heads the day to day business development efforts for KMI. He has over twenty-seven years of experience in management and marketing. His first twenty years were spent in the military in a variety of administrative positions that demonstrated discipline in developing scopes and purchasing. For the last seven years he has worked for KMI in a variety of positions, gaining experience in computerized project management systems, estimating, field inspection and general project administration. Tony Monaghan heads the day to day operations for KMI in the British Virgin Islands. Tony has over twenty years of experience in the construction industry, he is a chartered surveyor and an associate of The Royal Institution of Chartered Surveyors. His career began working on large construction projects in the United Kingdom such as Airports, Hotels, Hospitals, Office and Residential developments such as the Canary Wharf development. Tony has worked overseas for the past ten years, his portfolio includes the management of the construction of the Mubarak Television Studios (Media City) in Cairo, Egypt and more recently working throughout the Caribbean Islands such as Grenada and the Virgin Islands. In Grenada, Tony helped with relief works following Hurricane Ivan and managed the construction and expansion of the country’s premier five star hotel, Spice Island Beach Resort and well as the reconstruction of the Governments Central Administration Complex. Tony heads a ten strong team of multi skilled construction professionals in the BVI who have been responsible for the successful completion of prestigious projects such the Bitter End Yacht Club renovation, Peter Island Falcons Nest Villas and the Installation of the Virgin Islands first operating wind turbines. The BVI team have strong marine experience and are currently working with the local government to install a new tender pier and jetty for the forthcoming cruise ship season. |

emphasis on estimating and scheduling. Mr. Becker manages the estimating and scheduling services for KMI. His background includes project management, construction management, estimating and scheduling. He has performed estimates on over $3B worth of construction projects both stateside and in the Caribbean. Mr. Becker is a graduate of the University of Florida with a Bachelor of Building Construction degree. |

Sam Curro has 17 years of professional experience in the construction industry. Sam is a U.S. Green Building Council LEED® Accredited Professional and plays a key role in ensuring design and construction are developed in consideration of environmental sustainability and building efficiencies for those clients who are proponents of green construction. Sam is also head of the new Kraus Manning Sustainable Solutions division.
His proven strengths include: understanding clients’ needs and taking the necessary steps to see that those needs are met, coordinating with local municipalities and agencies for project approvals, ability to obtain perfect-fit resources necessary to complete the project scope. Sam draws upon his education, experience, and relationships with industry professionals to successfully manage: LEED projects, energy management consulting, comprehensive energy audits, design teams, contractors, budgets, schedules, construction, and quality.

Craig Noblett has over ten years of professional experience in both new construction and renovation experience in several large projects in the UK and Caribbean.
Craig managed the construction of the Falcons Nest Villas for Peter Island (high end villa and swimming pool construction) and managed improvement works to the Owners own private residences and well as completely overhauling the islands mechanical and electrical infrastructure. As a senior Project Manager, Craig pays a great deal of attention to detail and embraces new technologies. Installation of state of the art electricity generation plant, reverse osmosis plant, photovoltaic technology and the Virgin Islands first wind turbine installation were all supervised and directed by Craig. Several high end villa construction and renovation projects around the British Virgin Islands have been successfully managed by Craig over the past five years including Bitter End Yacht Club, Surfsong Resort, Dawson Villas (East End) and Lambert Bay.

Darryl Murphy has been involved within the construction industry for the past 18 years, encompassing a wide variety of roles during that time. He has spent five years in the Caribbean working on high-end villa complex development and resort re-development and more recently supervising the on site activities of a new dock and tender pier construction for the BVI Ports Authority. Darryl has also played a key part recently in the supervision of repair works to the existing cruise ship pier for the BVI Ports Authority.
Darryl’s career started in London, managing projects such as housing developments and leisure centers. Matthew Knight has over 2 years of professional experience in estimating and scheduling. He is highly proficient in computer estimating and scheduling applications. He uses Primavera scheduling software to configure and maintain company project schedules. He works closely with the Director of Estimating and Scheduling, Project Managers and members of the estimating team to provide accurate and timely project schedules. Mr. Knight uses Plan Swift and Quest estimating software to develop detailed estimates from electronic or hard copy drawings. He attended Devry University in Computer Engineering Technology and is working toward a degree in Building Construction and holds certificates in Primavera Schedule software and Quest estimating software trainings. |
