Frenchman's Cove

Kraus-Manning, Inc. is working with Marriott Vacation Club International (MVCI) as extension of staff for the development of Frenchman's Cove, a Timeshare Vacation Villa adjacent to Frenchman's Reef & Morning Star Resort on St. Thomas in the U.S. Virgin Islands. Situated on 13.3 acres in Estate Bakkeroe, Marriott's Frenchman's Cove eventually will include 220 two- and three-bedroom units spread among seven buildings, a Market Place, Kids Club and common area amenities including pools and spas to be opened in phases starting in mid-February 2007.

Built on a secluded beach with amazing views of the ocean, the overall design reflects the Danish and British architectural influences that shaped the development of St. Thomas. The interior of each villa is designed to provide an impression of a beautiful, comfortable retreat.

In February, 2007 the Certificate of Occupancy was issued for the first completed structure, the Kids Club and the Main Pool. The six-story, 28-unit "Jost Van Dyke" building contains 30 units -- 26 of them are two-bedroom/two-bath units, and four are three-bedroom/three-bath. The building exterior is washed in shades of blue, green, yellow and terra cotta and successfully conveys an eclectic and rustic character. The Kids Club boasts an activity center providing organized activities for children and is adjacent to the Main Pool, which includes an infinity edge, a water slide and whirlpool spa, and three decks for sunbathing. The pool includes touches such as ruins-style archways. It sits in front of a beach just broadened with extra sand and available for public access.

The construction team received the Certificate of Occupancy for the project's second phase--Building 2 and the MarketPlace--on May 25th and the facility was opened on time on June 1, 2007.  Building 2 was build in just 10 months (three to four months faster than typical in St. Thomas), and the first six of those 10 months were concurrent with the last six months of Building 1 construction. 

As extension of staff, the KMI team has worked hand-in-hand with MVCI to manage a project utilizing direct contracts with multiple trades -- including concrete, electricity, plumbing, excavation, landscaping and finish work -- and direct material purchases to provide the Client with the most effective means of delivering this multimillion dollar project on an offshore
