Expansion & Club Project

KMI was the Program Manager for Marriott Vacation Club International/ Ritz-Carlton® Club and Ritz-Carlton® Hotels for the exclusive design and construction management of the multiple project program.  The overall program included the renovation of the existing Ritz-Carlton® Hotels (152 hotel units with four suites), the expansion of two new hotel buildings with 24 units each, and a new Ritz-Carlton® Resort.  The four new buildings were made up of 80 fractional ownership suites ranging up to 2,000 SF in area.  Site amenities included the construction of a new Spa Facility, a Members Club, pools and a new Pool Bar & Grill.

The project is situated on the northeastern shore of St. Thomas. The property is referred to as Bluebeards Beach and is bordered by Great Bay to the east and Mueller Bay to the north. The total beach frontage on Great Bay is approximately 1,300 feet and on Mueller Bay approximately 1,000 feet. There are significant topographical variations on the site, which provided challenges for development. The elevations vary from approximately 5 feet at the beach to 55 feet in the hilly area.

The Project Program was built in phases. Phase 1 included the Ritz-Carlton® Hotel renovation and expansion, the first Ritz-Carlton® Club building, the major infrastructure systems, the clubhouse and the Spa. Phases 2, 3 and 4 will each include a Ritz-Carlton® Club building. <Return to top of page>

Ritz-Carlton® Hotel Guestroom Renovation
KMI managed the design and construction of the $3M renovation of 152 guestrooms at the St. Thomas, USVI Ritz-Carlton® Hotel. The renovation was accomplished while the hotel was under operation in a phased sequence requiring detailed coordination with hotel operations and engineering. The renovation promoted the Hotel to a 4-diamond status. <Return to top of page>

Ritz-Carlton® Hotel Public Space Renovation
KMI managed the design and construction of the $500K renovation of the public space at the St. Thomas, USVI Ritz-Carlton® Hotel. The renovation encompassed two dining facilities, lobby and common areas. The work was completed while the hotel was under operation in a phased sequence requiring detailed coordination with the hotel operations and engineering. The scope encompassed specialty themed painting and carpentry that greatly enhanced the facilities.

Ritz-Carlton® Hotel Back of House Renovation
KMI managed the design and construction of the $600K renovation of the back of house space at the St. Thomas, USVI Ritz-Carlton® Hotel. This renovation required several rounds of Value Engineering to bring the final facility within the targeted budget while maintaining the program. The facility encompassed expanded engineering, human resources, security and accounting operations as well as an upgraded telephone switching system. <Return to top of page>

Ritz-Carlton® Hotel Spa
KMI managed the design and construction of the $4M Spa expansion at the St. Thomas, USVI Ritz-Carlton® Hotel. The completed facility was 7,200 SF, with expansion capabilities up to 14,400 SF. This facility was redesigned twice to meet a revised targeted budget. Through an aggressive Value Engineering process, the targeted program with high quality finishes was still achieved.

Ritz-Carlton® Hotel Expansion
KMI managed the design and construction of a $12M, 48-suite expansion of the St. Thomas, USVI Ritz-Carlton® Hotel. The facility expanded the capabilities of the hotel to provide high-end suites to their guests. The facility also included a sensational club lounge that offers a breathtaking view of the Caribbean. The finishes that were achieved were considered among the best in the Caribbean.

Ritz-Carlton® Hotel Plant Expansion
KMI provided the leadership and management of the design and construction of the $4M expanded plant facilities, including an expanded Reverse Osmosis Plant, Wastewater Treatment Plant and a Power Plant to accommodate the doubling in size of the overall facility. The expansion not only required additional equipment, but reworking of the existing equipment while the facility was in operation, which required careful sequencing of the construction. The Reverse Osmosis Plant Upgrade expanded the facilities to a 20,000-gallon per day system. The Wastewater Treatment Plant Upgrade required the expansion of the existing system within the same confined footprint from 10,000 gallons per day to 20,000 gallons per day with a specialized insert system. The Power Plant Upgrade required the conversion of the existing stand-alone generator system to an island wide power system with generator backup while maintaining the existing operations.

Ritz-Carlton® Site Development
The Site Development for the expansion of the Ritz-Carlton® Hotel and Club required extension expansion of roadways and site utilities through difficult terrain. KMI managed the $3M expansion of the site development systems. KMI not only coordinated the design, permitting and construction in sequence with the new developments, but also worked with the Army Corps of Engineers and local authorities through some difficult permitting sequences. <Return to top of page>

Ritz-Carlton® Site Improvement
KMI managed the design and construction of the $5M development of site improvements for the new facility's landscape, irrigation, hardscape and pool. KMI worked through a detailed Value Engineering process to reduce the pricing within a tight budget while maintaining the end product quality sought by Ritz-Carlton®. <Return to top of page>

Ritz-Carlton Club Phases I and II
KMI managed the design and construction of the first “from the ground up” Ritz-Carlton® Club in the world. This involved assisting in the marrying of two corporate cultures - the Ritz-Carlton® Hotel and the Marriott Vacation Club - into the new Ritz-Carlton® Club. The end product a high end product built within the tight budget constraints set by the developer. KMI managed the total design and construction of the $21M, 42 units of two and three bedroom high-end units. The facility required ongoing Value Engineering, quality assurance and coordination of multiple Contractors to achieve the end result.
